THE DEVELOPMENT
Sabana Falls Development includes a Private Residential Community composed by 5 clusters. Phase I includes the development of 170 lots (with the possibility of developing condominiums), with an average area of 1 acre/lot, which would be sold to national and international clients. The survey and catastro of the lots will begin in (March) of 2008, and start pre-sales on (April) of 2008. The environmental permits will be submitted in (March) of 2008, with a timeline of 4 to 6 months in order to acquire the permits. Afterwards, the proper dirt removal permit is submitted to the local municipality, process that takes around 1 month. The breaking ground date for infrastructure would be on (november) of 2008. The development of Phase I will have the following submitted aprovals:
The Residential Cluster will be protected under the law 7933 (Condominium Regulating Law), and the law 7600 (Equity Law for Handicapped people, required by the Health Department). A "Construction Regulation Code" will be applied for the Home Sites, Condominiums and Villas. The price per square meter on the first cluster would be between ($100 y $150) dollars/m2. The sales structure begins between 30% and 50% lower than similar projects in the country. Each Residential Cluster will be managed as an independent S.A A total of 5 clusters will be built: CONSTRUCTION REGULATIONSAll the houses and condominuims will be built with walls made out of concrete blocks, for the one story houses up to 5.00 mts high, and for the two story houses up to 7.50 mts. The roofs of the houses, terraces and garages will be built with clay roof tile material. The boundaries of the lots will be closed with a natural barrier at a height of 2.00 mts on all four sides. The minimun construction area for the single family houses would be of 200 m2. The maximum coverage area for the lot would be 50% of the lot area. The lateral setbacks for construction will be 3.00 mts whenever windows are located in the elevations, back side of the lot will be 5.00 mts from the border of the construction, and the front setback will be 5.00 mts from the border of the construction. The design of the houses will have to be approved by the Construction Committee. All the electrical wiring must go underground.
